    Hi, I filtered my first list down, and I'm getting ready to send my first batch of letters. I was curious what you advise regarding all the entries that are clearly some type of family trust. Do you filter them out as you would an LLC, and if not, how do you address the letters? Thanks!

    Additional question. If you have multiple people, sometimes with same last name, sometimes not; do you address the letter to all names listed or just to one? Thanks again!

    Hi Martin
    My thought is if the property is in a Family Trust, there is most likely a house involved.
    The question is,....is the property within the mid price range to the lower end?
    This MAY also be a Probate property......
    and that could be a home run!!

    Hi Jack, I have another questions. If I choose to use an answering service, do you still suggest putting business hours in the letter - to make it look like I have people working my office, or do you suggest that I try to look very big by stating that we answer the phones 24 hours a day? Thanks again for your help! I'm very much looking forward to getting the campaign sent this weekend!

    I have worked with estate attornys. Most Trust are Living Trust, which means the property is probably included in as an asset in someones estate. Living Trusts are established to avoid probate.This does not necessariley mean there is a house on the property ( remember the assesed value will give you a clue I.E such as assesed value of $50,000 or greater) I would address the letter to as Trustee if there is no name. Hopes this helps

    I agree, If a property is in a trust is only means that the people who own it have planned for their Departures. It does not necessarily mean the property is a house or is automatically worth hundreds of thousands of dollars.
    If a family already goes through the effort and creates such a living trust or any other family trust, they usually put all their property into it no matter what it is worth. Therefore I always leave Trusts in the List and mail to them.
    I have bought quite a few properties from Trusts
